The Sumter SC real estate market in September 2014 showed the results of the slipping number of pendings at the end of August 2014. The number of properties under contract in Sumter County fell from 203 at the end of July 2014 to 164 at the end of August 2014. August 2014 had 105 units closed in Sumter, SC and September 2014 had only 79 properties close during the month. The gains that were seen in August are likely not to be repeated during the remainder of 2014. The number of pendings at the end of September 2014 was 172 up only slightly from the August pending number of 164 indicating that the number of closed sales in October will likely be very close the same as September. Year to date sold properties for Sumter County at the end of September 2014 was 717. This is 16 less units than closed in 2013 over the same time perior. Based upon the number of properties pending at the end of September 2014 and the comparison to 2013 numbers, I expect the Year to Date for 2014 to lag behind the 2013 Year to Date numbers through the end of the year.
The median home price in Sumter, SC for September 2014 was $125,000 which was down from the median home price in August 2014 of $126,000. The price per square foot increased in Sumter, SC real estate from $64.20 in August 2014 to $66.81 in September 2014. The number of active listings in September 2014 at 1254 down slightly from 1290 in August 2014. The number of new listings in Sumter for September 2014 increased to 184 versus 151 new listings in August 2014.
The charts for Sumter SC Real Estate in September 2014 are below. It remains a great time to purchase a home in Sumter, there is a very high inventory and the interest rates are still relatively low. There is a substantial cost savings in purchasing a home versus renting the same home. These savings are only increased when tax benefits of owning are home are calculated into the equation.
