In Sumter, South Carolina Real Estate we saw home sales fall from 76 properties in August to 74 in September. I expect to see this number fall even lower in October. We have seen a decrease in buyer activity and the total number of properties that are under contract or pending which is a good indicator of the units that will close in the next 30 days.
The total number of residential properties closed in Sumter Year to Date for 2011 is less than the Year to Date numbers for 2010 and 2009. I expect Sumter will stay below the 2010 sales levels through the end of 2011. Due to the low sales levels in the last quarter of 2010, we may see our Year To Date sales actually exceed 2010 but that is only if Sumter has more closings in the last quarter of 2011.

Days on Market in the residential market in Sumter real estate jumped to 172 days. This number is based on the properties sold in Sumter county so while it is increased, this means some of the older inventory has sold.

New Listings decreased to 133 properties that were listed or put on the market for sale in August 2011.
Year to Date Listings for 2011 is still lower than 2010 Year to Date Listing for August and also less than 2009 Year to Date Listings during the same time period.

The number of active listings remained unchanged at 1339 residential properties being actively marketed for sale in Sumter.

The average price per square foot in Sumter decreased to $71.28 per square foot indicating a shift in the mixture of properties sold during September.

I do not include other counties in our Board of Realtors nor do I include lots or land.
