November saw another decrease in the number of units sold to 42 down 9 units from October. We have been seeing more buyers looking at houses and we have had many houses close after December 1st that do not show on this report.
The Year To Date Closings for 2010 continues to lag behind 2009 numbers. I d not expect to see this gap close in December and 2010 will have fewer homes closed than the prior years.
Days on Market for Sumter County, South Carolina decreased from 165 in October to 156 in November. There remains many wonderful homes on the market in Sumter, but competition continues to be tough.
Listings per month decreased from 141 in October to 106 in November. These new listings indicate fewer homes going on the market during the months of October and November.
Sumter County year to date listings is still above 2009 levels, but the gap is decreasing rapidly. 2009 showed a fairly steady increase every month and 2010 showed higher numbers earlier again indicating that homes were being placed on the market earlier to increase their exposure and to compensate for longer time on the market.
The number of active listings in the Sumter market continued to decrease for the fourth straight month.
The median home price increased from mce_markerlt;/span>128,870 in October to $132,450 in November. The year to date median home price is $129,900.

The average $ per square foot increased in November after seeing virtually no change from September to November.
