May 2011 showed a slight decrease in sales in the Sumter Real Estate Market. May 2011 units sold decrease in the Sumter market was on par with the activity level in May 2010. The real estate activity seems to slow in the market in May as the end of the year school activities increase. Activity will remain slower through mid-June. Normally a result of families taking vacations right after school lets out for the summer.

Year To Date Closings are still below 2010 levels.

Days on Market for Sumter County, South Carolina increased to 182.

Listings per month decreased from 166 in April to 160 in May.

The Year to Date Listings remain between 2009 and 2010 levels, but are staying closer to 2009 levels below 2010 numbers. I fully expect to see those numbers stay in that range.
The number of Active Listings did decrease in May. I had expected to see an increase in the numbers through July. The decrease is a result of homes selling and also being turned into rentals. The rental market right now is very hot in the Sumter real estate market as a result of the BRAC of the 3rd Army.

The median home price rose from $1258,000 in April to $129,900 in May. Again this trend follows the highest price home sold and $ per square foot.

The average $ per square foot increased in May to $70.45.
As I recommend every month, please consult a local Realtor® about the local market. Even though the Sumter Board of Realtors provides data, this data is very specific to Sumter County and residential home sales only. I do not include other counties in our Board of Realtors nor do I include lots or land.
I hope you find this real estate market report for Sumter County, SC informative. If you have any suggestions or questions, please email me at kim@agentownedrealty.com and I will help you in any way possible.
