March 2014  in Sumter, SC Real Estate showed no change in the number of homes sold.  Both February and March of 2014 had 64 properties sold during the month.  March 2014 had a decrease in the number of sales from March 2013, but with a harsher winter than normal in Sumter, many home buyers were surfing the web in February for a home rather getting out in the colder temperatures.  The number of pendings showed a large increase to 180 in March over February with 148.  The pace of the entire market in March was a  feeling more activity after home buyers stayed out of the rough weather February handed Sumter.  I feel the sales numbers in April will reflect the level of activity.    


The median home price in Sumter, SC decreased slightly in March 2014 to $128,000 as did the average sale price at $122,767.  The price per square foot increased in Sumter, SC real estate from $61.96 in February 2014 to $62.38 in March 2014.  Sumter, SC real estate sales are still slightly lower than 2013, but I expect the numbers to increase and the sales in 2014 will meet those in 2013.  March held true to prior years of with the number of new listings increasing.  Active inventory increased slightly from Febraury to March. 


The charts for Sumter SC Real Estate in March 2014 are below.  It is a great time to purchase a home in Sumter, there is a very high inventory and the interest rates are still relatively low.  There is a substantial cost savings in purchasing a home versus renting the same home.  These savings are only increased when tax benefits of owning are home are calculated into the equation.
