June 2014 in Sumter, SC Real Estate showed a slight decrease in the number of home sold over May 2014.  In June 83 properties were sold in Sumter County and in May 88 properties were sold.  June 2014 ended the month with 200 units pending and June 2013 had 199 pending, this indicates the market should see closings at a maintainable rate over the next month.  The decrease in sales in June 2014 can also lead to a higher amount of closing during July 2014 if the first week of July is an indication. 

 

The median home price in Sumter, SC increased slightly in June 2014 to $150,520 as did the average sale price at $142,823.  The price per square foot increased in Sumter, SC real estate from $69.35 May 2014 to $69.68 in June 2014.  The price per square foot is great news as this average is higher than any monthly price per square foot since August 2013!  The number of active listings in June 2014 decreased to 1309 down from 1319 in May 2014.  June 2014 showed a decrease in the number of new listings which is good to a market that has so much inventory vs the sales. 

 

The charts for Sumter SC Real Estate in June 2014 are below.  It remains a great time to purchase a home in Sumter, there is a very high inventory and the interest rates are still relatively low.  There is a substantial cost savings in purchasing a home versus renting the same home.  These savings are only increased when tax benefits of owning are home are calculated into the equation.
