June 2011 had 7 less properties sold than in May 2011.  Closings in July should be close to June in the Sumter real estate markets.  There were 175 homes pending at the end of June compared to 178 homes pending at the end of May.  The pendings are a good indicator of expected closings within the next few months.

Year To Date Closings are still below 2010 levels.

Days on Market for Sumter County, South Carolina decrease to 177.   
Sumter Real Estate Days On Market
Listings per month decreased from 160 in May to 128 in June.  This is the lowest number of new listings in a month for the year.  

Sumter Homes for Sale per month  

The Year to Date Listings ia very close to 2009 numbers.  I fully expect to see those numbers stay close to this and possibly fall below 2009 Year To Date Listings for Sumter real estate.

The number of Active Listings did decrease in July.  The decrease continues to be the result of homes selling or being rented.  The rental market continues to be brisk in the Sumter real estate market as a result of the BRAC of the 3rd Army.

The median home price rose from $129,900 in May to $145,500 in June.  Again this trend follows the highest price home sold and $ per square foot.

The average $ per square foot increased in June to $77.03.

As I recommend every month, please consult a local Realtor® about the local market.  Even though the Sumter Board of Realtors provides data, this data is very specific to Sumter County and residential home sales only.  I do not include other counties in our Board of Realtors nor do I include lots or land.
