July 2011 showed 88 residential properties closed in Sumter, SC real estate. This is up from 78 in June 2011. The month of July ended with 156 residential properties pending 0r under contract in the Sumter county market. This is down from June with 178 properties pending or under contract. This is a good indicator that we will see the number of homes sold in Sumter reduce in August 2011.

Sumter real estate closings for 2011 are finally above the 2010 levels but still below the 2009 levels.

Days on Market in the residential market showed a large decrease to 144 days on market.

The number of new listings or homes for sale in July 2011 decreased in Sumter county. July had 123 new listings come on the market down from the May and June numbers.
The year to date new listings for 2011 with 1049 is slightly ahead of the 2009 level of 1056 new listing. This number is below the 2010 year to date of new listings of 1202.

The number of active listing is July did decrease to 1350. The number of active listings is a combined result of increased sales, fewer new listings coming on the market and the strong rental market we are experiencing.
The Median Home price fell to $140,147 down from $145,500 in June 2011. Sumter real estate continues to follow the trends with the higher end of our price range affecting many statistics including the median home price, the average $ per square foot, median home size and average home price.
The average $ per square foot while falling from the June 2011 high of $77.03 to July being $76.82 is still the best numbers we have seen since August 2009.

As I recommend every month, please consult a local Realtor® about the local market. Even though the Sumter Board of Realtors provides data, this data is very specific to Sumter County and residential home sales only. I do not include other counties in our Board of Realtors nor do I include lots or land.
