January 2015 in Sumter SC Real Estate started out the same way January 2014 did.  Both months had 53 homes sold.  The number of pendings at the end of January 2015 was 142 which is also the same number of pendings at the end of January 2014.  The number of homes sold between December 2014 and January 2015 was down but this is normal with the holidays and the PCS cycles of the base.  I feel that with the similarity in numbers from January 2014 and January 2015 the Sumter SC real estate market will be seeing another year of relatively good sales.  The number of active listings is still high and will remain high until the sales numbers increase greatly, but I see the market is slowly recovering or finding it’s new normal after the last stormy years we have endured. 

 

The median home price in Sumter, SC for January 2015 was $135,140 which was a decrease over December 2015.  January is typically a month where more investors are purchasing homes and the median home price, average home price and price per square foot are all affected by those sales.  The number of active listing increased in January over December 2014.  The Sumter Real Estate market typically sees an increase in the number of listings during the first 4 or 5 months of the year.  Spring and summer or typical times for families to move and it also corresponds with the PCS season of the military.    

 

The charts for Sumter SC Real Estate in January 2015 are below.  It remains a great time to purchase a home in Sumter, there is a very high inventory and the interest rates are still relatively low.  There is a substantial cost savings in purchasing a home versus renting the same home.  These savings are only increased when tax benefits of owning are home are calculated into the equation.  Home prices have continued to decrease in the Sumter SC market as the inventory is high.  With the number of homes sold increasing, we are likely to see the prices of homes stabilize and possibly gain, so there is no better time that the present to purchase your new home in Sumter.
