The number of homes sold in the Sumter South Carolina in the month of January decreased from 67 in December to 49 in January.  Remembering the market is cyclical January is one of the lowest months for sales for several years.  Sumter real estate market it is typical for the market to show a steady increase through April and then stay fairly steady until September.    

Second the Median and Average home price in Sumter was down in comparison to prior months.  Sumter also saw a decrease in the Average $ per Square Foot which is typical when there are more investors in the market purchasing homes and this is common in the winter months.  

The Average $ per Square Foot decreased in January.  While the this is a common trend in the Sumter South Carolina market, 2011 didn't follow the trends and was much more erratic with the price per square foot for the entire year.  

The charts for January are below and I feel we will fall in line with 2010 and 2011 numbers for 2012.  Right now the best thing to do is stay the course.  If you are going to be selling a home in 2012, now is the time to contact a Realtor to do a walk through and discuss pricing and any repairs or improvements that can be complete to sell your property.  For more information or a free walk thru, please call me at 803-840-7519.
