Let’s Talk… Earnest Money Part 1

 

Earnest Money also occasionally referred to as Good Faith money, shows the buyer is intentional in purchasing a property. Some common questions that are asked about earnest money are:

“Is it required?” No, per law earnest money isn’t required.

“Who holds the Earnest Money?” This is agreed upon in the contract. In our market, the buyers’ agent will hold the earnest money. There are some exceptions and that is normally for foreclosure properties or luxury properties.

“Will I get back my money?” The buyer will be credited with the Earnest Money at closing. If the transaction doesn’t close, you could lose your earnest money depending on the circumstance...

WHO WANTS $15,000 IN DOWN PAYMENT ASSISTANCE TO PURCHASE A HOME IN SUMTER, SC?

SC State Housing is considering Sumter a hard hit area. They have increased their SC Down Payment Assistance from $6,000 to $15,000. To get the down payment assistance, you must qualify with a minimum credit score and income range. 

A second program from SC first time home buyers, is a Federal Tax Credit program. This program allows a credit of $2000 per year! That is a credit not a deduction. It comes off taxes owed or if you are getting a refund your refund is increased by that amount.

Recently while working with a seller of a vacant property, I told the seller one last thing needed to be done and that was to have the grass mowed prior to closing. The seller asked why that needed to be done. When the buyer and seller reach an agreement using South Carolina Realtor® Form 310 “Agreement/Contract: To Buy and Sell Real Estate (Residential)”, buried in paragraph 3 is the following;

“Seller agrees to maintain in operable condition the Property and any personal property conveying in same operable condition, including any landscaping, grounds and any agreed upon repairs or replacements, from the Effective Date through Closing subject to normal operable wear and tear.”1

August 2019 was another strong month from Sumter SC Real Estate. The sales were lower, but the number of available listings continued to decrease as did the days on the market. The past years have proven that the market will continue to be strong through the fall months. Many buyers are not putting homes under contract as their are struggling to find the home that they want. June and July 2019 Sumter SC Real Estate Market Update

June 2019 and July 2019 proved to be strong months from the Sumter, SC real estate market. Sumter real estate agents were busy with the ever decreasing number of listings and the supply of buyers who were looking for homes. The interest rates have declined to less that 4% for a 30 year mortgage making purchasing a home more attractive to buyers who were sitting on the fence.
