February 2015 was another busy month in Sumter Real Estate.  With 58 homes sold February was slightly ahead of the January 2015 number of 53.  The number of pendings increased slightly in February to 145 over January 2015 number of 142.  The number of pendings and homes sold for February 2015 were both down slightly from February 2014, but I am not concerned with this.  Many indicators show the market is still moving and sales are happening.  Indicators are the PCS season is just getting started and this is a normal cycle for the Sumter Real Estate Market.  The number of active listings is still high and with only a slight increase in the number of active listing from 1181 to 1202 at the end of February.  


With a median home price of $134,750 in February 2015, the median home price has heald in the mid $130’s for several month.  The average sales price of $143,976 is holding close to the last several months also.  While we did experience a large swing out of that range for the median and average, the tendency of the Sumter market is to return the close to what the current median and average sales price was in February.      


The charts for Sumter SC Real Estate in February 2015 are below.  It remains a great time to purchase a home in Sumter, there is a very high inventory and the interest rates are still relatively low.  There is a substantial cost savings in purchasing a home versus renting the same home.  These savings are only increased when tax benefits of owning are home are calculated into the equation.  Home prices have continued to decrease in the Sumter SC market as the inventory is high.  With the number of homes sold increasing, we are likely to see the prices of homes stabilize and possibly gain, so there is no better time that the present to purchase your new home in Sumter.
