February 2014 in Sumter, SC started to show a rise in real estate sales. With Januarys typically being slow in the Sumter Real Estate Market, we saw an increase in sales during the month of February 2014. February 2014 actually saw more properties in Sumter County than any February back to 2008. While not a huge increase over prior years, it still did show an increase. The number of pendings showed a slight increase to 146 in February of January with 142. The pace of the entire market in March is feeling more active and we look forward to that translating into increased sales.
The median home price in Sumter, SC decreased slightly in February 2014 to $129,000 as did the average sale price at $130,402. The price per square foot decreased in Sumter, SC real estate from $63.82 in January 2014 to $61.96 in February 2014. Sumter, SC real estate sales are still slightly lower than 2013, but I expect the numbers to increase and the sales in 2014 will meet those in 2013. The good news is there was a decrease in the number of new listings coming on the market in February. This is good news as the active inventory decreased by a few homes and if this trend continues the number of homes available for sale with decrease thus supporting the pricing in the market.
The charts for Sumter SC Real Estate in February 2014 are below. It is a great time to purchase a home in Sumter, there is a very high inventory and the interest rates are still relatively low. There is a substantial cost savings in purchasing a home versus renting the same home. These savings are only increased when tax benefits of owning are home are calculated into the equation.
