February 2011 showed a pick up in sales in the Sumter Real Estate Market. February 2011 showed higher number of residential homes sold in Sumter over 2009 and 2010. The news we are hearing that it is about 60% of the Third Army purchasing in Sumter and 40% will be looking to rent. This is good news as earlier reports had indicated the majority of the the Third Army would be renting rather than purchasing.

Year to Date closings are still low due to a very slow start in January.

Days on Market for Sumter County, South Carolina increased to 157, but we are seeing consistency in the 150 range.

Listings per month increased from 147 in January to 161 in February. I expect to see these numbers increase as the spring PCS season kicks into full swing.

The Year to Date Listings is between 2009 and 2010 levels. I expect to see those numbers stay in that range.
After seeing a dip in the Active Listings in Sumter Residential Real Estate Homes for Sale in December, we saw the number increase in January. This number will hold steady if the current number of new listings continues to come on the market. I expect it to remain the same as we see listings being sold and rented.

The median home price increased from $120,306 in January to $126,500 in February.

The average $ per square foot decreased in January to $70.72.

As I recommend every month, please consult a local Realtor® about the local market. Even though the Sumter Board of Realtors provides data, this data is very specific to Sumter County and residential home sales only. I do not include other counties in our Board of Realtors nor do I include lots or land.
