December 2013 wrapped up an intertesting year in the Sumter SC real estate market.  For the year, 2013 ended up only 8 properties less sold than in 2009.  Most of the 2013 sales outpaced the 2009 levels and while the sales in Sumter stayed fairly smooth, the last three months of 2009 experienced a larger amount of sales every month thus putting the Year end numbers higher than 2013.  2013 ended with a 21.4% increase in the number of sales over 2012!  This is good news for the Sumter Real Estate Market.  December 2013 had 58 properties sold during the month.  The year to date for 2013 was 929 homes sold in Sumter, SC. 

 

The median home price increased by almost $5,400 over November 2013 to $135,900 in December with the average sale price increasing to $146,057.  The price per square foot did fall to $61.75 from $65.03 in November 2013.  I will not be surprised to see the trend in the decrease of the price per square foot continue as we see many investors picking up foreclosures during the colder month when competition isn’t as high. 

 

The charts for Sumter SC Real Estate in December 2013 are below.  The Sumter SC inventory of homes for sale continues to be high and the prices are reflecting this trend.  The interest rates are still low and purchasing a home in Sumter, SC is still a great investment.
