The number of homes sold in the month of December increased slightly to 67. December sales showed an increase over October and November and and increase year to year over December 2010 61 units sold. The increase in the sales in November and December brought the Year to Date 2011 Units Sold at 822 just short of the 2010 Year To Date Units Sold at 829.
Second the Median and Average home price in Sumter was up in comparison to prior months. This increase in the median and average home price is followed by the Average $ per Square Foot in the Sumter Real Estate Market. While we saw many lower priced or investment properties sold in the prior months, the increase in the Median home price, Average home price and the Average $ per Square Foot indicate that more owner occupants are purchasing homes.
The Average $ per Square Foot increased in December. October and November were below the year, but December Average $ per Square Foot indicates a shift back to owner occupants vs investors in purchasing in the Sumter, South Carolina real estate market.
The charts for the month are below. Looking at them, I feel the truly fall in line with what we have seen in the past years. The real estate market hasn't take a turn for the worse, it is just a different group of buyers out there purchasing their homes and starting their piece of the American Dream. January is starting out to be a good month and may start to show us that 2012 may be a turn around year for Sumter real estate.
