April 2014 in Sumter, SC Real Estate showed an increase in the number of home sold.  April had 87 homes sold in Sumter county which was an increase over the 64 homes sold in March 2014.  These numbers for April were actually higher than April 2013 helping to close the gap of lagging home sales over 2013 numbers during the first quarter.  The year to date home sales for 2014 in Sumter county is 268 which is only behind the 2013 sales year to date by 16 units.  This is great news after seeing the slower sales during the first quarter of 2014.  The number of pendings increased at the end of April to 197 over the 180 at the end of March.  This is a good indicator that the closing in May will be higher than April!      


The median home price in Sumter, SC increased slightly in April 2014 to $132,000 as did the average sale price at $123,631.  The price per square foot increased in Sumter, SC real estate from $62.38 in March 2014 to $64.50 in April 2014.   April 2014 held true to prior years of with the number of new listings increasing.  Active inventory increased slightly from March with 1243 active listings to April ending with 1319 active listings in Sumter SC. 


The charts for Sumter SC Real Estate in April 2014 are below.  It is a great time to purchase a home in Sumter, there is a very high inventory and the interest rates are still relatively low.  There is a substantial cost savings in purchasing a home versus renting the same home.  These savings are only increased when tax benefits of owning are home are calculated into the equation.
