Sumter county in December 2009 had 45 units closed.  This is down from November and December, but considering the time of year and holidays, this is not unusual.  Buyers continue to be active in Sumter County.  The number of units pending increased from 98 in December to 127 at the end of January.  With this number we should see more closings in the coming months.   
 
 
 
While Sumter is getting off to a slow start in 2010, if you look at the Monthly Units Sold January is normally a slower month in this market (going back to 2008).  We see the units increase in February and continue through October.  Remember Sumter county did see an increase in closing October, November and December 2009, over the same months in 2008.  The jury is still out if we are seeing a turn around in the market. We cannot base the prediction on one bad month or several good months.  
 
 
 
The days on market decreased in January to 128 down from 148 in December.  While this is a good indicator for the market, the number of units closed was down, leaving the question open for a turn in the market. 
 
 
 
 
The number of new listings Sumter county was up to 179 in Janurary 2010.  January is a very popular for sellers to place their homes on the market as their PCS orders are coming up for the summer and also Sumter sees an increase in the number of buyers moving into the area during the summer months.   
 
 
 
 
The year to date listings really is not telling us a lot at this point in the year, but might shed more light on the market after a few months.   
 
 
 
   
 
The total number of listings available increased from December to January.  Given a smaller number of closings during January and an increase in the number of new listings, this increase is expected.  
 
 
  
 
  
The median home price decreased in Sumter.  The current price of $120,964 is an indication of the homes being sold.  Along with the median home price being lower in January, the average home price, $ per square foot and median home square footage also decreased.  These statistics show a very strong tendancy to move together.  
 
 
 
 
The average price per sq. foot decreased in January.  This is no surprise given the median home price, average home price and square footage also decreased.  December showed smaller homes with fewer upgrades being closed.   
 
 
 
 
As I recommend every month, please consult a local Realtor® about the local market.  Every real estate market is local.  There is no National rules that every market in the United States follows when it comes to the ups and downs.  Sumter county is much different than Atlanta, Las Vegas, San Antonio or Florida.

Sumter, South Carolina Real Estate Market Update May 2009

Wow, another month has gone by in the real estate market.  Overall, we hear news that the markets are improving throughout many parts of the county and that is great news for many people especially sellers.  And yes, I do mean real estate markets.  Every state, county, town and subdivision is different so each is a market! 
 
Buyers, now is the time to make the commitment and get off the fence.  Uhm, aren't you getting sore from sitting on it for so long anyway?  There is only 5 1/2 months left in the $8000 first time home buyers tax credit programs.  Yeah, five months might seem like a long time, but remember plan for at least 30 days minimum to get your home closed and that is after locating one.  As for the interest rate fluctuations, they are still great!!!!  They may not be as low as they were a couple of months ago, but they are still historically low!
 
My market report this month is in transition.  Please bear with me as I have added some charts and information.  I am still working on the formats and working out the details but I wanted to get this information into a post so come back next month and I will hopefully have more bugs worked out in the formats. 
 
As part of the new information, I have added the Monthly Median Sale Price and also Monthly Average $/Square Foot.  These charts proved to be interesting.  If you look at the data, you can see a direct relationship between the median sale price and $/square foot in January.  The median sale price and average $/square foot dipped in January.  We saw smaller, less expensive homes being sold and driving down both numbers.  As we watch these charts over the next couple of months, I think we will see they continue to follow the same movements. 
 
 
 
Days on Market is very important for sellers in planning moves.  The Days on Market has increased over the past couple of years and continues fluctuate month to month.  I do not see the days on market decreasing anytime in the near future for Sumter.  It will be a gradual change as the number of listings decrease and the number of buyers increases. 
 
 
 
In May there were a total of 153 new listings up from 151 in April.  The new listings contributed to an overall increase in the number of active listing of 1363 at the end of May.  This information was just added and will be continued on a monthly basis.  
 
 
 
The number of units sold in May was 69 down from 72 in April and equal to the 69 units sold in March.  June and July are traditionally the strongest selling months in Sumter County so we should expect to see these numbers increase the next two months.
 
 
 
I have added new charts this month and eliminated some other charts, but I hope you find the additions helpful.  I am still working on tweaking the new charts and information so please bear with me on the changes.  Hope to see you next month!

What does it take to sell your home in Sumter?  This is a question that I often hear.  I like any other agent have had some homes linger on the market to suddenly sell.  I have also had homes sell very quickly.  The properties that sell have several common threads among them...  You have probably heard this before if you have listed a home, watched the shows on tv or read on the internet, but here goes....
 
  • What is the properties curb appeal? What makes the potential buyer want to view your home?  I was in a closing and the buyers told me they had been watching the home on the internet for 5 months waiting for their time in their current living quarters to pass.  What attracted them to the home?  First the yard and the outside of the home.  The home was a different brick than most homes in the area and it was very eye catching for them.  The yard was also landscaped and inviting.  What does your property say to potential buyers?  No landscaping?  Bad landscaping?  Is the landscaping maintained?  If the first impression of your yard is negative, you can easily set a negative tone for the entire home.  The next time you drive up to your house, seriously look at the exterior of your property and think about what a buyer sees.

What does it take to sell your home in Sumter?  This is a question that I often hear.  I like any other agent have had some homes linger on the market to suddenly sell.  I have also had homes sell very quickly.  The properties that sell have several common threads among them...  You have probably heard this before if you have listed a home, watched the shows on tv or read on the internet, but here goes....
 
  • Clean, clean, clean  Yes, you will have to keep the house spic and span at all times.  I know this is hard, but remember the goal is now to make someone else want to buy your home!  How clean is clean enough?  This is tough, everyone's definition of clean is different.  Given that, how clean is clean enough.  Clean until there is nothing else left to clean.  Not only do you need to clean the floors, walls, trim, appliances, inside of cabinets, closets and anything pertaining to the structure.  You also need to make sure your furnishings are clean and everything else in the house is also clean.  Scratched up coffee table?  Use something to cover the scratches!  Worn out chair?  Remove it or cover it with a slip cover.  Why you might ask?  These are personal possessions that will be moving with me?  These items lead to the overall impression of the home.  If you have a filthy living room suite, is the house really all that clean?  It is the little things that make the difference in the feel of if a home is clean or not so clean...  And please look up at the ceiling and remember to change the filter for the heat and air.

What does it take to sell your home in Sumter?  This is a question that I often hear.  I like any other agent have had some homes linger on the market to suddenly sell.  I have also had homes sell very quickly.  The properties that sell have several common threads among them...  You have probably heard this before if you have listed a home, watched the shows on tv or read on the internet, but here goes....
 
  • Maximize space  Does your house feel crowded?  Does it feel small?  Did it feel that way when you purchased the home?  Chances are while you have lived in your home you have accumulated stuff.  Good, bad or indifferent most people accumulate stuff.  If your home feels crowded to you, it will feel crowded to a buyer.  If it is the furniture, what can you live without?  Do you need the ottoman in the middle of the room?  How about that coffee table?  Too many book shelves?  Book shelves that are full of books, CDs and DVDs?  Time to pare down what you need and keep the basic necessities.  If you watch all those DVD's pick a few and rotate the ones that you have out, put the remainder in a good storage location.  When you clean out your storage location you might find several things you didn't think you could live without you actually can or it will be like Christmas as you are reunited with items you have missed.  Another suggestion for thining things out, have a garage sale or moving sale.  Call it what you want, but gather the items and then have a sale one weekend.  And hey, we can all do with a little extra cash!
  • Keep a home neutral.  We all have our own tastes in colors for a home.  Sometimes a unique color will sell in a property, but normally that color needs to be neutral.  I had an opportunity to show a buyer my client's home this week.  They were not my clients' but due to a scheduling conflict their agent asked me to show them the home again after they wrote the contract.  The home had dark sage walls in the Great Room.  The buyers' told me they liked the color.  The color was neutral though.  If the color had not been neutral, I would have stongly suggested repainting the room.

What does it take to sell your home in Sumter?  This is a question that I often hear.  I like any other agent have had some homes linger on the market to suddenly sell right before their expiration of the Listing Agreement.  I have also had homes sell very quickly.  The properties that sell quickly have several common threads among them...  You have probably heard this before if you have listed a home, watched the shows on tv or read on the internet, but here goes....
 
  • A house for sale is different than a home to live in.  When we live in a home we like to be surrounded by our personal items, family photographs, treasured family heirlooms, all the stuff we Americans like to collect.  When a buyer goes to purchase a home, what don't they like to see? Your stuff.  Yes, some buyers like to see how you have it decorated, but when buyers are looking at that, they are not focusing on where to put their tv and couch, how to arrange their bedroom suite, or how the dining room table will fit in the dining room.  If possible, pack up as many personal items as possible and store them in the attic, a storage unit, a friend's house or the garage.  I know you don't like living this way.  Right now you are trying to get rid of your home.  When you decide to sell, your home becomes a house, a property for sale.  A property that is competing with all the other properties out there.  Now is the time to detach yourself from the house and property, and change your mindset.  You are now living in someone else's home. You hope anyway.  How do they want to see the home?
